BMW 3-Series E46 (1998 - 2005) - Convertable Impregnating

Convertable Impregnating - Aocal
Does anybody know why the soft top needs to be impregnated? I've done it every 6-8 months with the BMW stuff which costs £20 for a small bottle.

Can anyone recommend a non BMW chemical which will do the same job but obviously cheaper?
