I have been asked to carry out a valuation of a garage building which includes an operational and up-to-date MoT testing bay.
Has anyone ever equipped a garage from scratch with all the necessary equipment and how much does it cost? Also, has anyone ever bought an established MoT testing garage. Can you give me some thoughts on how you arrived at the purchase price?

I seem to remember there was a complete MOT testing station for sale on Ebay sometime last year. I think it was up for about £9K, can't remember whether it sold, though.
Obviously the equipment purchased new would cost far, far, in excess of this amount.

A couple of points I can remember from my life as a tester.
The registered examiner (not the testers) must have strong long standing links with the motor trade.
He must not have any criminal convictions with any matters connected with the motor trade.
He must be creditworthy.

Looking at the declared sales revenue for these 2 sites above, to me it appears very low since both seem to do some repair work as well!
Maybe my personal knowledge of several home counties North small garages (where 6 day working and fully booked but discounted MoT slots is the norm) distorts my perception. The sales pitch would suggest that there is no shortage of available work for both.
I just wonder if the changes to MoT tests coming up will require significant new capital investment or the premises maybe unsuitable for new requirements?

I get the impression that like the take-aways I value, and despite the need for record keeping via VOSA, there is a huge amount of cash changing hands at MoT stations, not all of it declared.

Sorry about the spelling mistakes - I promise that my reports are nowhere near as bad. Thats why I have a secretary.
It interesting looking at the sales particulars of these garges which are being sold by business transfer agents. They do not have to abide by the Property Misdescription Act 1991 so spout any old rubbish and hype every business up so that when you get there you are bound to be disappointed. If I wrote half that guff, the Trading Standards would be down before you can say 'oily clutch cable'.

I would consider an MoT testing station to possibly be a DETRACTION from the value.
You'll make more money / hour from a ramp, with repair & service work, if you run things properly.
& thats without the extra costs / paperwork / forth-coming computerisation,& hassle from staturatory requirements, operating a test centre.
I did the figures time & time again,a couple of years back - less red tape, then, still didn't add up.Saying that,I wonder how many gas testers/rolling roads/ramps I've paid for, with all the tests I've had!!??
